@Irasa Downing we use an umbrella policy but it's for a basement apartment in the house that we live in. We didn't feel it was necessary to go through the added expense of creating an LLC for this. I've also seen YouTube videos explaining you don't want to do a different LLC for every rental property because that gets very pricey. Of course when we are able to purchase another property, we will probably do it with partners and then an LLC will be a good idea. Is that at all helpful? I know it's an involved subject and there are as so many different ideas as there are people on that subject

@Patrick Flanagan. Are you looking for a small multifamily (2-4 units) or a commercial venture (5 plus)? I'm also in the greater Portland area and will be looking to buy a small multi-family later this year. Don't know if our goals align. If they do, happy to connect

@David Portland permit office had evening hours once a month for homeowners. I don't know that it's still going on because of covid but I did find the city very helpful. I would just call them and I'm sure you can get some of the info you need

@Max T.that is exactly what my husband did before installing kitchen cabinets in our ADU. Makes life much easier!

@Robert Farris I think it's possible to combine your house hacking with an Airbnb rental. There are people that rent out rooms in their house on a short-term basis. That will allow you to use your VA loan which is very valuable due to the low down payment requirements. I know because we used my husband's VA loan for our house. We created a separate apartment in the basement and rent that out. We signed a covenant with the city of Portland where we live to say that we won't do a short-term rental for 10 years. But a work around is that we could rent month to month and I'm seriously thinking about that after our bad tenant experience. If you have money for a light rehab perhaps you could do something like convert the basement?
