Joint Venture partnership might be a good way to go in your first deal. You should still be able to get funding with a minimum score of 680 and find a good deal. Ruth's House LLC is a great resource. They have very nice inventory with good pricing and they're willing to negotiate their pricing and find funding for you all within their network. Try working closely with them. They are very professional and their network is very strong. Good luck to you and don't give up on yourself.

Be wise and patient starting off and soak up as much knowledge as possible. Above anything else get a full understanding of what a true asset versus a liability is and then approach the market. Don't fall for the sizzle in real estate. There's a lot of that being sold out there. Real investors understand that financial freedom and success is a process that's learned and earned in this business, so be patient with yourself as you make decisions entering the business. I strongly suggest refreshing yourself on Robert Kiyosaki's Rich Dad, Poor Dad and Cash Flow Quadrant. Cash Flow Quadrant will help you on your perspective entering into the business. Good Luck to you and go out and create your own wealth.

You have the power. It's your property. Ask them directly about monthly fees and their management agreement. Also let them know that you are shopping your property to other management companies just so they know that they're not your only consideration. 10% of the rental fee is the typical fee amount each month for property management.
