Just continue to be well thought out as you make your way in this business. There is no get rich quick model but with determination and smarts you can become what you want to be in this. Patience is a large part of building your wealth. Go for it but be wise so you have no regrets later.

Try Nexus Property Mgmnt for the Atlanta market. They're excellent. Also, try the Birmngham market. The entry level market is very reasonable and taxes are low there. It's a great place to break ground in the market. You'll be pleasantly surprised. Nexus is located in Birmingham but they also serve the Atlanta market.

This business can be up and down. My advice would be to DEFINITELY keep your job until you catch traction in this business. "Catching traction" means having enough properties that YOU OWN, not the bank. You'll find that cash flow is only the portion you collect after your mortgage and insurance is paid and any other debt services on your properties. Don't be deceived by assuming that your actual cash flow is NOT the actual rent amount. If you're using bank funds you also have to remember that, that represents a MORTGAGE on each property which must be paid each month. Also the banks have guidelines of 9 investment properties plus your primary residence. Consider the debt that will weigh on your credit as well. Do yourself and your family a favor and KEEP your day job and ALL of your due diligence before taking the plunge. This business can be lucrative but it is imperative that you're well thought out before taking the plunge. Good luck in your endeavors.
