@Russell Brazil - What about the row or townhouses? Would they be sold in a "lot" of 3 or 4? Or are they typically sold individually?

Recently found out we will be moving to Maryland later this summer (currently in Alaska). Wanted to say Hello to my fellow BPers in the area. I see there are about three meet-up groups in the area. I am looking to connect with like-minded investors.

In addition, looking for the "scoop" on areas to check out (or avoid). I know that is a broad statement but we will be looking for an owner occupy triplex or four-plex so any tidbits of info would help. Currently looking at Silver Spring, Bethesda, Rockville, but open to other areas within a 40 minute commute of Bethesda. Thank you!

Welcome to BP Will! The podcasts are great-full of information. I was both nervous and scared doing my first deal. I was full of education and full of doubt at the same time. Doing my first deal really helped build my confidence. Once you have an understanding and a support system-make no excuses. Make it happen! @Andrey Y. We purchased a duplex here in Fairbanks. The tenant side is a 2 bed 1 bath and it rents for $1525. Our side is a 3bed 2 bath and would rent for $1700-$1800.   I work with a great realtor here in town. PM for her info if you want it.

I had a similar situation.  If the PM said to me that they needed to terminate the lease I would  have the tenant sign a new lease with me. 

I suggest setting aside some money for investing and learning in the process. Check out Brandon's book "The book on Investing in Real Estate with no (and low) Money down.
