Can anybody recommend a real estate attorney in or near the Catskills area (specifically Phoenicia/Chichester). We're hoping the get our offer accepted on a short term rental property early this week.

Thank you for the info @Orly Howard! It's very confusing because I know some places in Greene County have restricted rental limits on short term properties and other counties have had discussions on it for the last few years. I guess it's best to have an exit plan or secondary option for the property if any new regulations go into place.

Hi everybody! I'm finding it very difficult to get any information about the regulations for short term rentals in Westchester and Ulster Counties in NY. I'm looking at purchasing asap, but just want to be sure that regulations won't inhibit airbnb rentals. Does anybody have any up to date information on those laws/regulations?

@John Mocker That's great information. The house we're interested in is a 2006 home so I don't expect any issues with lead and asbestos though when I go to see it I will need to check humidity in the basement. The roof isn't flat, but may need replacing in a few years. I'll certainly have to check the alternative water supply/replacement as it's on a well system and I heard through the grapevine that there may be an issue with water/water pressure. As a first timer these are the things I don't have much experience in that I love getting information about!

Hi BiggerPockets fam! 

We are finally done with our analysis paralysis phase and looking at buying a mountain house to use as a STR. We are looking in the Hunter Mountain Ski Area in Greene County, NY. Does anybody have any experience with mountain homes that we should be aware of. So far, we've looked into things like septic, property taxes, disaster insurance, plowing/cleaning, cell/internet availability, propane, mold, foundation, roof, airbnb stats, and water supply. Does anybody recommend anything else to check in on or look for? I'm nervous, but excited and want to cover all my bases to make sure that the numbers work out on our offer.

@Jason Lee Hey Jason, you're right.  I just researched that ordinance.  In that case I'd be looking at more of a long-term, mid-term rental situation.

@Luke Carl Haha thanks for the answer Lucas. I am definitely interested in STR as a short term renter myself and would love to set up a good team in a manageable location, be it near or far, so that I can manage from anywhere, but for my first project I think I would feel more comfortable if I could physically be involved in the process. Although, considering the numbers, even if I failed in my first attempt in a more affordable area I'm sure I'd still learn a lot.

@Diana Tian Ah thank you for the information.  I just pulled up a bunch of articles on the ordinances that were passed early in 2019.  It looks like it's not heavily regulated as of yet and they don't look as though there is througho enforcement, but it does seem like a risky venture if it does happen in the future.  In that case, I'd be looking into long-term, mid-term rentals.  I see a lot of rentals on the market in the range that I'm looking at (3bed/2ba) and that makes me concerned that people aren't renting in that area.  Do you have any specifics on the type of property that you rent that you've had success with?
