Does anybody have any experience using SimpliSafe Smart locks for their STRs? I know it's possible to add guest codes. I have extra SimpliSafe locks and wanted to put it on my ADU for STR reasons, but they're never listed on the best smart locks lists. Are there any downsides?

What are your thoughts on owning multiple units within the same condominium complex? For example, owning 3 Units in a 15 Unit Complex.

Basically, I've seen this deal presented a few times, but even when numbers work, it's tough to pull the trigger being that you don't own the whole building and are relying management to upkeep the building and its surroundings. Also, there's HOA fees involved. I just wanted to know if anybody has done this before.

@Alicia Marks We found ours in Oak Lawn. It takes a bit of searching, but I've been able to find some interesting properties that can be used as house hacks

Hey @Shai Flax, we recently closed on a SFH with an ADU in the back. We're planning on using the ADU as a STR and living in the main property. It's possible in some areas in the DFW area, but not sure the method in building something new. I'm a RE agent in the area. PM me and hopefully I can help you find something that may work or connect you with somebody who can.

Hey @Rubin Thomas, I'm an investor-friendly agent here in Dallas and have some investor-friendly agent connections to refer to for your needs. We just closed on a house hack STR ourselves in the Oak Lawn area. Feel free to PM me if you want to discuss your interests or strategies.

Hey @Jason Brand

I ended up using Hauseit FSBO and went under contract in around a month. It was definitely work in terms of getting photos, staging, and showing, but it saved me a ton of money. I wouldn't recommend it for anybody who wants a hands-off approach, but being a licensed salesperson helps.

Hi Everybody,

I'm relocating to Dallas from NYC and am looking for advice on if selling my 1bd 1 ba apartment in Greenwich Village FSBO (for sale by owner) is worth the savings in commission cost.

The apartment will probably be listed at $750k which would save ~20k in seller agent fees and commission

Disclosure: I am a licensed RE Agent, but have not utilized my certification to any degree

-I can run comps to make sure the apartment is listed at market value

-I can take professional photos and get a layout of the apartment made

-I can show the apartment at my convenience

The only issue I see is finding a way to list it on the local MLS (RLS) so that it reaches mass buyers. Am I missing anything that I should consider? Also if anybody has any experience with FSBO deals in NYC please feel free to reach out!
