@Troy Fisher That would be a heck of a lot of fun. I'll be up in west seattle some time in July to check on the properties and visit family. I'll ping once we have travel booked as a meetup would be pretty sweet.

Join us in Santa Cruz for the next real estate social meetup of 2016! We'll talk about some of the local and out of area deals that people have been doing. The last event, conversations circled around a deep dive into AirBnb & short term rentals, assisted living, more nuance on apartment loans, the pros and cons of section 8, healthy and precarious partnerships, celebrating @J. Martin upcoming retirement from his day job to full time investing and using wholesalers. We also meandered our way through a LOT of classy drinks.

If you have never come, this is a SOCIAL event. No lectures, no formal pitching, no products, packages, gurus or anything besides avid investors telling Friday the 13th stories and getting advice on our adventures. Peter and I will be just starting a remodel on a duplex on the upper west side and have some crazy stories to share (drug dealers, guns and the students who love them).

I have not picked a venue yet so if anyone has a preference, I'm listening!

Please support the local business we mob by spending some money and tipping for the great service we receive! They will have both food and nice drinks. I usually pick the outdoors this time of year, so bring a jacket for after the sun sets (although May is usually warm as long as we are above the fog).

Remember, Friday evening traffic can get a touch thick so give yourself some time. I'll hang there till it ends (about 10pm - 2am depending on how conversation flows).

That sounds awesome. Sadly, I will be returning from abroad that day. That said, I was considering planning the next Santa Cruz meetup in late March / early April if people are interested.

Side note, anyone have a lead on a solid general contractor. Peter & I finally bought out first deal together (its quite a story - 3 gunman and the evaporated tenants). We will be doing a major remodel come July.

I considered it, but both of my 4plexes make solid long term holds in an area of seattle going through a nice explosion. I'd rather not have an ugly adjustment 5 years from now when my calculations put the market near the bottom. I'm getting a solid CoC return from both right now. If the spread between a 15yr was worth it, but that doesn't seem to pencil right now.

hey @Johnson H. and @J. Martin - got any recommendations on someone I can talk to? I have a 4plex (900k loan) at 4.625% in seattle that I'd love to get it down. The two people I talked to could get 4.5% no points, which didn't seem worth the effort.

If you have a property in the bay area (or your own home), this might be the weekend to jump on AIRBNB or VRBO or even Craigs' list and knock out a few mortgage payments in one weekend. People are getting 5-7k for the weekend for places that typically get $1k.
