Join us in Santa Cruz for the final real estate social meetup of 2016! We'll talk about some of the local and out of area deals that people have been doing. The last event, conversations tapped into market cycles, when should you sell, using wholesalers & marketing for deals in heated markets, buying over-seas and what to do when you got red-tagged. We also meandered our way through some nice beers and hip snacks.

If you have never come, this is a SOCIAL event. No lectures, no formal pitching, no products, packages, gurus or anything besides avid investors telling stories and getting advice on our adventures.

How did the change in san jose's rent control laws affect your ability to stabilize the building along the lines of your original plan? Were you able to pass through before sufficiently?

As for the student / university market, higher ed is about to get hit with a huge accountability hammer for student loans. I seriously wonder what the outcome will be. After all, when the cover of consumer reports last month was, I find myself curious.

Hi Eric,

The mountain towns have their own economy, quite different from the costal towns. I just acquired a duplex (needs 100k+ of remodel and rents were quite low) at a 4 cap up by the university. Typically Santa Cruz runs 2-4 cap, with many properties running at or below breakeven if you look at numbers skeptically. The mountains are less competitive and have slightly lower prices. I am working to finalize the venue for the meetup next friday. We have a few options and headcount will impact the one I choose.
