@Kern Belfon Love the leg work though. Very tough to find anything in Atlanta and it seems like you did.

@Kern Belfon Would love to see some photos if you have any by the way. Everyone else is right about checking numbers, go to some local investors. They can give you a better idea on vacancy in the area, or even better a PM company! They can help with comps in the area also.

@Corwyn Patterson well what kind of wholesaler fee would you be looking to collect?

@Ken Latchers No exact decisions have been made here. Simply knocking on the door and seeing who answers. Your warnings have been helpful though. No one wants to here the bad and complains when it comes back to bite them.

@Ken Latchers Just asking your opinion since you seem like you have one. Guess I was mistaken

@Ken Latchers You're definitely shedding light into the actual difficulty of setting these STR rentals up, do you think in the long term regular rentals would be better for someone who actually wants to be in the long-haul?

@John Corey I can see the legal system being an unmovable obstacle. Then additional problems of specific insurance, if you furnish a SFR. Plus you also have the restrictions from the loan company if you have a mortgage on the home. Ken I also, feel is very right with saying "while it last" as we can't predict the market. Now what do you think about having a rental set up a longer term airbnb, 3 to 6 months?

@Ken Latchers What do you think about long term airbnb rentals then?

@Paul Sandhu Wow man that makes a lot of sense. I'll need to do the research in my area on Airbnb rents to duration of the rents. Plus the ordinances on short term rentals. I know the market here for SFR 3 beds 1 bath being about $800 a month without utilities.

@Paul Sandhu That is helpful. My market was pretty depressed, could pick up bank foreclosures for under 20k before now its more like 25k to 30k. There's been a lot of medical offices opening up since UPMC came in. Thought it'd be a good niche if no one else in my area is doing it. Not sure where or who to go to for info/blueprint to how to do it.
