@JustinKane thank you I'll definitely take your advice and keep learning as much as I can. So far I believe the brrrr will work great if the seller would be willing to finance the deal. Still need to find out more on refinancing though

Yeah the out of state part isn't fun. I took care of his father's property shoveling his snow, and just talking to him and his wife. They remembered me when I came to them about buying the property.

@Anthony Katsonis I haven't gotten to bring it up yet, the seller, who lives out of state doesn't owe anything on the property. I want to make sure, after running some numbers, that I have all the ducks in a row so there can be the least amount of confusion in presenting this.

I'm very new to real estate investing, however, not new to psychology. I grew up in a family that puts a lot of value in material possession. It does the good of giving a goal to aim at. when we have a goal we will do as much work as it takes to achieve that goal. It takes a strong mind to do that, over and over again. Once we get this possession then what? Even if it is a great cash flowing multi unit fully rented out, now what? Well we have the buying power/capitol we wanted but somehow we still feel unfulfilled. So what if our subconscious actually was hiding the real goal from our conscious mind? What if the real goal is just the chance of getting that multi unit? Getting to meet new people and make new relationships. Getting closer to a spouse doing a flip project together. Just some food for thought, take time and remember why you are really doing this

I'm currently working on my first deal, off market. I was originally going to an FHA loan for this property seeing the projection of taking 2 months or more. I started looking into seller finance options to speed the process and have less friction from an inspection. I have found all the forms necessary to have a signed contract, and also all the forms needed for a title company. I just still have this bit of friction holding me back. Is there maybe some bigger/smaller details I'm overlooking or need to know about?

Hey biggerpockets members my name is Shane and am currently a mailman wanting to become a real estate investor. I'm currently working on obtaining my first deal I found off market. Already I've been running through all the ideas I could do with this property. Would really love to get to meet new people either on this platform or hopefully locally to talk about real estate!

Hey Kyle I'm new as well and live across the lakes in PA! i'm working on my first potential deal right now and I found it by networking. Best thing to do if you got a lot of free time is to get out there and start networking. Go to the meetings, meet with lenders, and even a few real estate agents isn't a bad idea either
