@Michael Doonley I'd go find some meetups in the area you are looking to invest. The texas markets supposedly are pretty good to get into besides Austin specifically. Find a good realtor and maybe talk to a good property manager to get some rent comps

@Gareth Fisher Why late in the cycle should you only pull 70 percent out instead of a higher percentage like 80 percent? Maybe i miss understand what you mean by this.

@Tim Ellis yeah you are right there and I have been getting to meet some local people in the field. I do have a deal lined up just getting the financing part down. Which has been fun getting to meet a couple of people in that field as well. Would love to meet up sometime by the way, it'd definitely help already knowing someone before going to one of these meetings

@Tim Ellis Harrisburg isnt far at all for so I'll definitely be looking for a way to get there soon. I'd like to at least a deal under my belt to be taken serious. Thank you for the information by the way!
