Damn right there is. I have a friend who owns a few billboards, and also has a few lease agreements in place for land, with national companies owning the sign/leasing the sign.

There is money to be made by simply getting in between the farmer(land owner), and a large billboard company.

long story short - scrub the whole house with vinegar water. then paint ceiling to floor with killz primer 2-3 times. remove any and all carpet.

Just so Tony doesn't have to bust out the numbers for now - (maybe he will later)

I am going to make a wild guess with no market knowledge in his area, based on materials in picture, that it cost Tony $200 per sq ft including lot and permit costs, putting his profit around $137k gross. Maybe some day I can find out how far off I am. :)

Good lesson for you. Don't wait for the smell of smoke to hit your nose, before you do your diligence in checking out tenants, unless you enjoy migraines.

holy! congrats! OK now what was your cost to build per sq foot?! $200?

The house looks amazing. The only thing I would have done different is the stairway railings. Those round knob oak railings just look so 80s to me. Then again, I don't like any natural oak except flooring. Natural oak just has that 80s/90s look and feel I grew up in. Ill take dark wood, white or wrought iron.

That aside, thank you for your post, the house looks great, and I am happy that you closed, with a cash offer!! That is amazing!

I was in a similar situation when buying my first home, but, less cash reserves, and slightly lower income. I also received the 8k credit so that helped me make the leap with low reserves. I also made sure to buy a turnkey home. I literally had less than $1k maintenance/improvements in 4 years. I suggest looking for an owner/occupy duplex deal, lowering your car payment, paying off all credit card debt. I disagree with changing your 401k withholding, if your employer is matching 3%. That's 3% free money. Save up 3 months living expenses, 3.5% down on that duplex, then pull the trigger. With how prices have spiked back up, I would take my time and try to find a deal off the MLS.

I would wait until you close on the home. They verify last two years tax returns, and YTD income upon pre-approval, and then if so many days pass, they could potentially want to verify again. Suck it up bro. You got this.
