I would say duplexes would rent for more just from my mark. They are more "homey". By that I mean side by side not up and down duplexes. Do you have experience in developing and building?

Zillow is worthless. Get your own comps from a realtor or just get to know your market that well.

Southern Minnesota, all four seasons beautiful rural area. I live in a town about 10 minutes from Mankato, MN which is around 60,000 people if I remember right, and basically has everything, plus quality investments!

Hi all,

I am an agent/investor in the Southern Minnesota area. I currently own one 4 unit building but have a few deals in my pipeline. The biggest problem is at my age having access to capital, in my pocket I have several apartment deals varying from 8-16 unit buildings, all conservatively analyzed at 12 to 17 CAP rates all less than $500,000. I self funded the down payment for my 4-plex, and it would take me a year of working my butt of as an agent to self fund the next down payment on one of these bigger deals. With that I am thinking about getting into the syndicating side of real estate. I just have no clue where to start. Any recommendations or advice would be greatly appreciated.

@Jedd Braunwarth Sorry it took me so long to get back to you. I have not really thought too much about a partnership. I am more of an independent person so I am not sure how I would like that, but it is definitely something I would consider if the right person came along. I know a few people I the Waconia area! But I'd like to start investing first down by the Mankato area and then work my way up to the cities! Thanks for the advice! Shane

I am new to real estate investing. And am currently unable to get bank financing due to my age of 18 and having such a short credit history. I have the money for several small down payments but am having trouble finding multi family properties that are willing to do some creative financing. If you know anyone that would sell under those terms or have some leads and would be willing to share that would be greatly appreciated! Thanks, Shane
