In my area Airbnb(This is for a full suite rental) brings in about 70% of the bookings and VRBO about 30%.  I've had multiple bad experiences already with VRBO (both involving credit card fraud, one with a trashed place).

If you are planning on doing nightly (short term) rentals, I would use a much higher vacancy rate % myself.  I'm not sure what that percentage would be in Kelowna but it sounds optimistic to me for an airbnb style rental.

Myself I'd entertain the option to let them pay however they want, but would make a judgement call based on how they've been.  Only benefit I see to going through airbnb is that you get the "airbnb insurance", to offset this you could ask for a damage deposit.  Airbnb service fees are pretty ridiculous on both ends of the transaction.  I am curious if this is a violation of Airbnb's TOS?

Most renters are good people and aren't looking to scam or screw landlords over.  If you did go this route I would make sure you understand the tenant rules for evicting a short term tenant(in your area), so you don't get stuck with a professional tenant(as there have been some posts about tenants taking advantage of airbnb rentals in this way)

That is interesting, do you know the names of any of these companies that find the transitional housing placements?

Thx for the lock tip Bill, been tossing around the idea of switching from weiser smartkey locks to coded ones.  Coded ones may be the way to go as seems like alot less key hassle overall.

 Hi Patrick, I was wondering what you use for a secure drop off box?  I have some tenants who want to pay cash but I am finding it inconvenient to co-ordinate drop offs/pick ups, and basically just makes extra work for me.  Thx!

Ya, I was a little too lenient on the background check, lesson learned.

 It takes 15 days after rent overdue to serve eviction, and they need to move out that day.  Unless they take it to the office of the rentalsman, they say it takes around a week for them to process it before it becomes court ordered.  Hopefully I won't have to take those steps. 

 Ya, pretty sure there are no restrictions on serving winter evictions, just the downside of it being winter for both parties.

@Ndy Onyido  Non-payment of rent, and basically no communication with me to resolve it.  Yup in Canada.  I contacted him a bunch of times, and no response till I talked to him in person when I knocked on door, he wanted to stay but basically had no plan in place to make payment.

Wasn't confrontational or anything as he wasn't home but still doesn't make me feel that great, not a fun part of the investment process :(.
