Thx for the quick detailed responses everyone, very nice to get some alternative suggestions :)
I talked with another mudjacker and he estimated he could do that section and part of the backyard for about 2k, so I'm still mulling over my options.
@Kurt F. Yup, this issue has been pretty annoying, almost every other problem with the house has had a clear straightforward solution. This sidewalk, not so much :)

It will be a long term rental, my main concern is water damage to the foundation over the next 20-30 years. There doesn't appear to be any leakage in basement but the parging is damaged along this side of the house(I've since fixed it) while the parging on the rest of the house is in good shape. I'm assuming that this slope is what has caused water damage to the parging and I'm looking to prevent any future long term problems.

Hi, I've got a sidewalk sloping towards the house and I'd like to correct it properly. I've talked to a mudjacker and he believes the sidewalk is too old and should just be replaced. I am considering pouring new concrete over it to correct the slope. Does anyone have a better/alternative suggestion??? thx!
here's a couple pics of it:

@J Scott haha yup pretty good chance that was me :), my memory doesn't appear to be as good as yours though, can't remember what we talked about!
@Roy N. Ya, the land I'm looking at is outside the city limits, so I guess I'll have to start with the RM that it falls in, I'm starting to quickly realize the magnitude of a project like this!

Thx for all the replies :), the back and forth seems to have quieted down now without too much more action on our part. Hopefully it all stays good!

Hi, I've been renting a house with a separate entrance basement suite for a few years without too many problems. Recently the upstairs renters contacted us complaining about loud sexual noises and aggressive fighting from the downstairs suite.
The upstairs renters have been renters for over a year now with no problems, the downstairs tenants about 6 months.
We contacted the downstairs tenants and they said they would make a point to keep the noises down. Now a few weeks later the family upstairs has contacted us again with the same complaint. Again we contacted the downstairs tenants, this time in writing on top of speaking with them, basically saying this is the last warning and eviction will be our next action. This has apparently made the tenants downstairs angry, they are claiming their noise levels have been reasonable. Now the downstairs tenants are starting to contact us regarding noise from upstairs and a bunch of small petty complaints. It seems to have deteriorated into a pissing match with us stuck in the middle. We are unsure on how to proceed, especially as this is our first real problems with either of these tenants.
Anyone had a similar situiation? Or suggestions on how to best proceed? Thx!

Hi everyone! Just starting out here. I was wondering what people think about investing in smaller city areas. There are basically two kinds in the province that I'm from (Saskatchewan).
1) Cities that are stand-alone on their own
and
2) those that are rippling out from major centers
I feel if I could find a good deal in one of the ripple out cities it may have a good chance of long term growth potential. However, I am unsure of the "stand-alone" smaller cities/towns, but I am seeing alot better rent/purchase price numbers in these "stand-alone" cities.
I would love to hear the foroms thoughts on purchasing in these areas, thx!
