Terms are all negotiable so you have to do what works for both parties.  As a buy-hold investor I just need 60-90 days.  My PM lender wants a guaranteed return, so I am paying her a min of 3 month's interest.

My PM lender and I worked out the terms and she has an attorney who will draft the docs.  You can then provide the docs to a title company and close just like working with a bank (although a lot less paperwork).

 Thanks Tony. Is this lender the only person you are borrowing from for this transaction? I am asking because someone approached me as a gap funder to pay for down payment, holding costs, property tax etc. That was a new build deal though.

Thanks. I want to lend. I'm hoping to learn the whole process and parameters. As a starter, for instance, if a property can be purchased at $100K, repair is $30K, how much does the lender lend at what rate for how long? Where do I get the legal agreement? How is the debt secured? Is a broker needed in this process, if yes, how is he or she compensated?  etc. etc.

Hi All, I'm very new to BP and just participated in a BP get together this week in Houston. I'm interested in being a hard money lender, but have never done it. As a licensed agent with a very analytical background, I know the real estate market pretty well. Hoping to connect with and learn from people on the lending side. Of course, will also appreciate an opportunity to look at potential deals. Thanks.

Hi All, I have been talking with an agent in GR after some google search indicated to me that GR offers good rental return rate. (My home market is Houston and returns here are really low at 5% now). I am actually flying into GR the last week of April to look at some properties. Then just recently the news from Realtytrac shows that GR is no longer at the top of rental return list. Am I foolish to keep looking at GR? And, overall how do you think of such investment by someone from far far away? Thanks.
