Greetings. I am interested acquiring properties in greater Denver area, and hope to live in one during summer time to get away from the heat in Texas. So it seems to me the best way to approach this is to go the Airbnb route. Is anyone doing Airbnb manged by 3rd parties with good experience in Denver?

My rental asks for $1600 a month. Got a lot of interest, none has the required income. (BTW, two applicants submitted fake pay stubs. This is the first time that I got so many scam or low quality applications. )

Here is the only one that I am considering:

A woman with her 16 year old kid. Income: child support of $1700 a month, $1700 from a job. Currently living in an apartment paying about $1500 a month. When told income not meeting 3x rent, the applicant advised that she can get her ex-husband as a co-signor. (Based on initial verification, the ex-husband seems to have pretty decent job). Applicant also offers to pay one year's rent in advance to strengthen the case, but asks for a discount. While that may be OK, I worry about what happens at the lease end.

Would appreciate your thoughts.

Both cousins are female in their mid 30s. Together they have enough income for the rental. What verifications/due diligence shall I do? Thanks.

Loan amount is about $85K, and 2~3 day turn around. I have worked with the borrower for a while on longer term deals. I'm thinking higher points should be fair in this situation. What are your thoughts?

Sorry but what by 313 by Gallerie do you mean? The building is close to Galleria, though there are two high rise on Sage road.

Hi All. I am thinking of buying a unit in this high rise building (NOT for investment purpose). The pros are good location, modest price and HOA fees, and the residents all seem to like living there when I visit. On the other hand, the biggest con is that it seems to have flooded during memorial day flood, tax day flood, and of course Harvey. For at least once, the lobby got about a foot of water if not more. Resale is slow, with about 6 month inventory right now. I'm not expecting this unit to make money for me, but I am worried if it can turn into a problem that I cannot get rid of.

Will appreciate your thoughts.
