Looking for rental investment in GR.

Hi All, I have been talking with an agent in GR after some google search indicated to me that GR offers good rental return rate. (My home market is Houston and returns here are really low at 5% now). I am actually flying into GR the last week of April to look at some properties. Then just recently the news from Realtytrac shows that GR is no longer at the top of rental return list. Am I foolish to keep looking at GR? And, overall how do you think of such investment by someone from far far away? Thanks.
