I was told to drop my home into an LLC ASAP. It's in a single-member LLC. It's owned free and clear and now that I want to pull cash out via a refinance, no one seems to want to work with me. But if I pull it out of the LLC and put it in my name, it seems like a liability. What should I do? Should I work on building credit of the LLC?

I bought a home in January 2016 using cash. Put it in my Single-member LLC. Poured some money into it to fix it up to rent it out. Now, I want to pull money out of it via a refinancing over 30 years. Where can I do this? I tried a local bank and they won't let me unless I use it to fix up the property. I have already fixed it up so it doesn't need it. Please help. There has to be SOME PLACE I can go for a property owned free and clear. This is not my primary. It is an investment property. Also, I'm getting resistance to it being in a Single-Member LLC. Where can I go?

Hi guys and gals,

I am in the process of closing my 1st deal. I am looking for a serious, like-minded investor to partner with to build a 50 property portfolio. You must have:

1.  Common Sense
2.  Good Credit
3.  Balls
4.  A Frugal Mindset to run a tight-ship
5.  Be willing to purchase and read 2 books that I have read
6.  0 to little debt
7.  a good, disciplined work ethic to work evenings and weekends

Do you have these? Then I would love to hear from you. Let's meet over coffee and determine if we're a match to build something great together.

Please be local if responding to this ad. Have money, good credit, a good work ethic, and not some flighty, unrealistic dreams of running a real estate business from a laptop like this guy has.

Looking to find a partner to buy a Section 8 with. You must buy 2 books before we work together. They are the Section 8 Bible. You can find it online. I've read these books and these are the ones I insist we go by. They have been highly recommended before to me and these guys know what they're doing.

If interested, hit me up and let's meet over coffee to talk about our first exciting deal.

Alan, I just bought the two volumes and look forward to reading them.  Thank you immensely.

Thanks, Alan.

I love to hear straight-shooting straight talk.  I will check these books out and read them.

Do you prefer Section 8 to non-Section 8?

I appreciate your advice but the cash flow would support a rebate.  I'm trying to decide if it would work.  I'm trying to think outside the box to look for a way to make it work.
