We are not required to provide A/C in my area but are required to provide heating. What is the cheapest form of heating to install?

All good information. I did talk to an attorney today and he said enveloping the property in one entity, and then another, and then another was cost prohibitive and completely unnecessary. But I'm sure there are attorneys that disagree. I also have a friend who has had over 400 units and been in the game for decades. Says he's only been sued a handful of times with the most he's ever had to pay out was $5000. Just saying.

@David Dachtera It's a rental property. If it's commercial, I'm thinking it won't be anywhere near a 30 year term. Is that right?

What kind of terms do you offer for the LLC?

I have a rental owned free and clear. I want to refinance this in a Land Trust with Personal name as beneficiary. Once I get refinancing, change the Beneficiary to my Single-Member LLC.

Can I do this?

I have a rental property in an LLC. I want to move it into my personal name. Get the property refinanced. Then, move it into a land trust after getting the financing.

@Lee SmithLLC as beneficiary ... is that because if you die, it goes to the LLC? What other benefit would that have?
