Here is my understanding: RIA gets DST from BD. The structure is very rigid for SEC compliance. Sponsor-BD-RIA-Investor. However, BD and RIA can reduce commission at their discretion.

@Jason Holtzinger I have done the research nationwide for 1031 replacement. Surprisingly, San Francisco offers the best value and it is now my focus...

I really want to invest locally since I know the state very well but just cant seem to make the numbers work.

Should I stay in the hunt or move on to a different state that is landlord friendly and has properties that can actually be purchased with a reasonable loan or for cash?

@Scott E.Congrats. You must have your own crew to do the rehab, while the Seller doesn't and overleverage.

If you have any advice or know anyone I could reach out to about this, I'd be more than happy to talk! They want to get a deal done asap as they are eager and excited!

 Cash is king at the moment. Be patient. Wait for a better entry point.

Enjoy the posts. My friend bought two in RTP area last year. The cap rate is low but the value holds up well.
