I just sold a triplex in Seattle. Double the price I paid six yrs ago. Hard to let it go. But rather sell when I want or when I need. If you have a value-add venture, count me in as an equity partner.

One thing that caught my eye: 721 upreit. These are true institution offerings... Still looking into it.

Here is my research so far. Correct me if I am wrong. 

Most DSTs are "mom-and-pop" operations. The fees are about 15 to 20%. Out of which 5 to 7% paid to broker-dealer as commission. 

Some advisors will only charge 3% and rebate the rest of the commission to you, but their selections are limited. 

Here is my concern: 1) Most DST offerings are properties purchased recently at the market top. 2) How do I know there is no fraud involved?

Have you asked the Seller why countered $5K more and credit back at closing the same amount?

My question is,  what kind of property can generate enough cash to pay a mortgage at 9-11%?

Market is the smartest guy in the room. He already sorts things out for you. In recent years, the buzz word is gentrification.

I use Redfin to analyze the market. I just don't see Nashville as a hot market. Are there bidding wars for good listings? I am also looking for the next San Francisco. Only Seattle looks promising, but that is no longer a secret.
