As long as you live on/in the property you are good to go.

I will admit that I don't have much experience in renting by the room, except for when I had roommates, but i do think that you should find out if there are any city ordinances that would prohibit more than 2 or 3 non-related family members living in the same dwelling or on a lease.

Other than that, I think that a student rental may work if there is a college/university near you.

Hi Dennis

There is a meet-up in Clark NY on April 2.  I unfortunately will not be able to attend but you can find the posting for it somewhere on the posts.  I apologize for being vague but I just wanted to give a quick response be fore i run out the door to go to work.  

It is hosted by Darren Sager, who is from NJ.  Do a search for his name and I am sure that you will find it.

I would say allow them to go month to month.  If someone wants to move a break a lease, they are going to do so anyway.  

Re-write your lease so that it is month to month and then include that you will be permitted to show it once they have given you their 1 month move out notice.  Please know that it should be at least one FULL calendar moth.  If they give you notice on April 15, the next full calendar month is the end of May 31.  If they give you notice on April 2, the next full calendar month is still May 31.

Be sure to have the lease written to your advantage.

For me, I have always had a passion for RE.  I did not find BP until about a year ago, but had already started investing prior to becoming a member.  Now, I am on BP at 0' dark hundred for about an hour before i go to my 9-5; reading and responding to posts.

You can never know it all.  Start a little bit at a time and you will know when you are ready.  But don't over analyze it.  Just know that you will make mistakes along the way, but if you do it right, you will only make that mistake once.

I do not have any info on NTN but I use MySmartMove, which is a "sponsor" of BP.  A link to their site can be found in the Tenant Screening Section under Tools.

The "rental income" is only what the tenant pays.  It is before all expenses.  But even knowing that, I would definitely ask for the owner's rent rolls and the lease agreement to verify the actual rent.

I have had success in using both.

I used Angie's List to find a contractor to rebuild my home in Long Beach, NY after hurricane Sandy.  And I have used HomeAdvisor to find a concrete guy to do work on a rental property I have in Albany, NY.

I did not have any problems with either but would probably use Angie's List as my first option.
