Where would you store the staging items when not in use?  Is that the standard price for staging in your area?  How much are you standing to make off of the potential flip to actually want to sink $5k into staging.

Maybe you would want to just rent the furniture on your own and stage it yourself?

Hi @J Broussard

First, welcome to BP.  You will find a wealth of knowledge on this site.  Between the forum posts, the blogs and the podcasts, your kids will be ready for college in no time.

Second, run the numbers using the BP rental calculator to see if this investment would cash flow.  Go to the top of the page, click on the tools tab and then click Rental Property Calculator.  Enter a standard percentage of 10% for maintenance, vacancy, cap ex and property management.  You should have all of the other numbers that you need.  You can run up to 5 reports as a free member.  If you become a Pro member you can run as many reports as you like.

I am about to gut and renovate a bathroom in a property that I just purchased.

My contractor wants to remove a recessed shelving unit on the opposite side of the wall to make the bathroom bigger - removing the pink mirrored extension on the right hand side go the bathroom.

 I really like the recessed shelves and think that it adds to the charm of the house.

What would you do??? Get rid of the recessed selves to make the bathroom bigger or work around it and keep the shelving unit?  It is a rental

That is great.  What was the average cost per house and the total loan amount?  Just curious.  I really never thought about a commercial bank loan for my investments, but it does sound like a feasible option.

Hopefully you have had a chance to listen to some of the podcasts.  I listened to them all from #1 -  #125 and then I started over again.

Hi @Matt Kowske

I think that you definitely need a translator.  I had a Spanish speaking tenant.  Even though she spoke broken English, from time to time she played dumb and said that she did not understand.  Luckily some of my friends speak Spanish and I would just call them on the phone, whenever I went to see her, and they would translate whatever I needed.  It took a lot of the guesswork out of it.  

If you are going to be a hands on manager, you may not have to make things as complicated as a three-way call.  Just go to visit your tenants and then call the translator when you get there.
