@Adam Harvey I also own a few properties in Albany. I use Bryan Parks from Parks Electric. His number is 518-545-8025. He is responsive, trustworthy and his prices are reasonable. Tell him that Missy referred you.

@Tina Dupart. I have several properties in the Albany, NY area. Two are not paying. My attorney has already taken one to court. She has not paid since March, even though she is working. She told my attorney that she is moving and should be out by tomorrow. I will be going to check since I manage the property myself. The other is scheduled for court on December 21. She was on DSS and they stopped paying for her in September. She does not work and it looks like she has no intention of doing so.
Courts are open to hear cases but the moratorium has put a hold on evictions until January. So, if she does not leave, like she said she will, then I have to wait until January to actually evict. PM me if you would like his name. Good Luck.

Hi all... Can anyone recommend a handyman in the Albany, NY area? I have a few odds and ends that need to be taken care of in a couple of my rentals. I would normally do them myself, but I am going out of town for just over a month and would like to get them done sooner rather than later. Thanks in advance

I use Capital bank. They hold the mortgages for my rentals and I also have my business checking with them for my rentals. I always get a live person open the phone when I call their customer service line and the ladies that I speak with are very helpful. I usually go to the branch on Wolf Rd in Albany and the tellers know me by name even though I only go in there once every couple of months. Excellent service.

@Aisha M. In the end, I told them both that they had to work it out among themselves. The downstairs complained about the upstairs' children and the upstairs complained about the downstairs smoking at the back door. (They do not smoke in the apartment...I go there and it does not smell of smoke.)

My tenant texted me last night at 8:39pm that the toilet is backed up. I called the plumber this morning and he said that he would try to make it there today but has a busy schedule. He is a guy that I normally use and has fair pricing. How long would you say is reasonable for a tenant to wait for a plumber. It is the second floor apartment of a duplex and the downstairs tenant is not having an issue. Chances are it is something they put in the toilet themselves.
