@Jonathan R.  @Jared Viernes    The Wichita Riverfront Legacy plan is now doomed!   After seeing the name of the AAA baseball team tonight --- Wichita Wind Surge?   WTH?    The team will be the laughing stock for a while - Wind Surge?   Really?   

My god - the people that make decisions boggle the mind.   Nothing to do with Wichita and no significance.  /Rant over

@Jared Viernes   Can't remember how long you've lived in Wichita - but Wichita does have the habit of the OLD GUARD (though I've noticed they're being forced to it seems to give up some of their power to newer folks or those not in power IE Weigand shakeup, the paper taking down Mayor Longwell, Steve Clark not getting the deal for the riverfront apartments that David Burk and George Laham and a few others appeared to have stolen at the last minute, Blowhard Jack Deboer and his failed riverfront development...anyways interesting to see some of these things play out amongst what I call the old guard the past 3-5 years or so)

But to continue - the Old guard seems to always want to keep the status quo and not move forward -- I think there are more of them forced to give up power to different people now so the tides have changed.  Wichita as I'd gotten older always seemed to me that  you had to be in the GOOD OLE BOY network to get anywhere - you still kind of need that but the players are changing and I believe that the new players will want the change with the riverfront.   I dont know if it's a bad thing that I've been taking some solace in the fact the folks used to getting their way on everything are not getting it all the time now.  I have a sliver of faith this can be done right.

Hopeful they put something nice there -- Century 2 is cool - but the city has let it go down the toilet - the fountains & pool along Douglas (last I've seen) dont work - the concrete is crumbling on that front courtyard and as many others have pointed out in all the articles on the subject the building is just not a very good setup to attract a lot of conventions/different uses.  We now have the extra hotel rooms they were clamoring for due to the NCAA tourney so should have plenty of capacity to house people....   I was against the Arena at first - but have been sold - the one thing I was REALLY skeptical on about the arena is when they funded it with a temporary sales tax -- I NEVER in my wildest dreams believed the extra 1 cent sales tax would sunset like they promised -- I do recall that the county commission if I remember correctly did at the last minute try to keep the sales tax active but it didnt pass and they allowed it to sunset as it should have.   I'd be in favor of them doing that again to pay for a new convention center and to build something that will be around as long and and as useful as Century 2 has been so far.    

***I really hope they can finish the "Riverwalk" someday -- it's such a waste -- I had a class back in 01 or 02 maybe my last semester of college in 03 that Jack Deboer (RE Development class) was a guest proctor at for one session - I was so enamored by the guy but as time went on saw he is so full of crap -- I think in the 80s he pulled a Donald Trump and got in over his head and declared bankruptcy and owed a ton of contractors money - after seeing how his development at the Riverwalk was so poorly thought out and executed I cant wait until he fades from the limelight -- he should be close - he has one foot in the grave and needs to retire.  To this day I can not understand why they put a big box store that has no windows or does not incorporate the River at ALL and placed it on the river and then set back their condo building to a street with a view of a weed infested courtyard and a water fountain that is the size of a kiddie pool and only took 10-15 years or so to finish.    Guy is a JOKE in his old age.  As you can tell I am not his biggest fan.

Hopefully they vote to tear down Century 2 and start over. @Jared Viernes

It's part of the skyline but seems to have outlived it's usefulness.

Kurt Holmes -- Ive had to complete one eviction in my 13 years so far - someone took advantage of me when I moved out of town and was in the process of moving...anyways I had to go to court and his law firm had the majority of cases in eviction court fwiw.

They have it down to a streamlined process and can complete collections as well.  I didnt use them to collect - I figure karma will get the military officer scumbag that screwed me over someday so I finally got over my anger and let it go and wiped the slate clean.

I own a business in Topeka and same thing - complete head slapper on most of the contractors here.  I've found a couple that are reliable but with as hard as I've had to try find them and as easy as it is for them to find work I'm sorry I wont be much help in sharing their information.  I've tried quite a few with frustrating results...the 2-3 I work with now for repairs and service we need consistently have their pick of where they want to work and I've had to work to find them and develop a relationship with them.  

The two major ones I dont mind sharing and we use when an emergency arises but are more costly (however you pay for reliability around here) - are Blue Dot for mechanical and plumbing and Snake N Rooter for Plumbing (sewer/drain) - however Snake N Rooter's what I call cost to simply break out the tool box and show up (min charge) is about $35-50 or so more than Blue Dot's min charge.   I've heard people say to try McElroys...I have not - I also used Ace Plumbing when I first bought the business as the other owner was using them - very reliable, punctual etc - but for as much as we needed to use a plumber they were more expensive for simple things.  So I guess it's all relative on what you are wanting to spend vs dealing with reliability.

@Jonathan R. if your disabled tenant or his family needs any tips on how to navigate KS Medicaid I'd be glad to help.  We specialize in that for AL -- just takes some time - if he really is close to end of life there are a lot of services that are available to him or even if he needs help in home - lots of things he can get to help him.  Being 65 makes it a bit easier to get those services in KS.  Anyways I think you may have my cell or email.

(Also cool post today... kind of similar to how I feel about our AL business.  We're not as stressed about money since the business works and we are able to maintain the same standard of living we had before....which was pretty basic -- pretty damn basic - even downsized houses and live in a dated one from the 70s with 70s windows - but I dont care because I'm happy with what I'm doing and our residents appreciate the small things -- headaches in different ways but the freedom I feel - can't put a price on that)

Use the internet (google, biz buy sell websites etc ) and network.  I got lucky with mine (first one and planning on more) 

But now that I've been in it and go to functions/networking events and am a member of AHCA/attend their events you can find plenty for sale that way.

Jack no shade on Cali - but I'm guessing your out of this world pay and cost of living stats are in your homestate.  There's reason #1002 I'd never live there and I'm sure you'd have 1003 reasons you'd never live in a Flyover state such as Kansas.  

In Flyover country we are less - -- surprisingly in Wichita in my opinion medical labor costs less than Topeka, Lawrence or Kansas City.  I dont know if it's due to the larger # of nursing schools or what - but I have to pay more for labor (good labor) in Topeka than I'd have to in Wichita.  I've also got a few friends that are in nursing - they've stated the same - if they moved to KC/Lawrence etc - they'd get paid more than the Wichita area.  

I'm sure Wichita will catch up at some point but the cost of rent and property taxes are certainly lower than Topeka/NE KS in general - that I can attest to.  Anyways our cost of labor is not the same as Cali - but is a decent fraction of it.   I guess we can offset having labor costs that get up near yours but have housing that costs a fraction what yours does.  So it's all relative I guess.
