Bigger Pockets!  I need an experience Apartment Guru to help me sort through a package of apartments and the numbers.  Most of these would be value-add situations and Section 8 but would transition into more traditional.  They are all operating very poorly but I think a few of them have potential.  Please let me know if anyone can help me with this.  I would like to see your deal portfolio(just framework) to make sure I am dealing with the right person and would split/partner with anyone who can help.  Thank you and hope to hear fro you pro's soon!

Fantastic idea!  My advice is to start your hunt immediately. This is a very competitive market so good deals are only found through consistent and dilligent research. I actually also moved here from Missouri and it was a great move for me.

Hey fellow BPer's, 

I would like to get a discussion started with brainstorming on some ideas for developing some new off market leads in very specific sites for a few commercial developments.  I will detail the situations here and just want to see what kind of input you guys may have on the situations to try and land these developments.  

My "neck of the woods" is in Middle Tennessee(Greater Nashville Area) and I have picked up some new investors that do a variety of different types of developments including hospitality, mixed use, multifamily and retail.  Currently, we are focused on a few key areas for some hospitality developments.  These areas are near up and coming retail areas but, like most of Greater Nashville, is seeing tons of upheaval and redevelopment from the residential to commercial sectors.

I have sent letters to the homes/older businesses in the areas of my target market, as well as knocked on doors.  My main question here is, "am I doing enough" and is there other forms of touching base I should try.  Once I can get the required amount of land, I have the connections to be able to convert much of the land use to what my clients and partners desire.

Any tips would be appreciated, fire away guys and I appreciate in advance.

There are many advantages and disadvantages to partnerships. The two things that partnerships bring are leverage and delegation of tasks. However, there are many disadvantages too. There can be a lot of back and forth talk with partners without moving forward because one partner has an idea and the other doesn't see the same thing. So I think VISION and ability to adapt to plans are key fundamentals to this successful partnership.
