Hey All, I have been browsing and reading on this site for a couple months now and am excited with starting my first new adventure into real estate. My first action has been to get list of tax sale properties at many of the counties I visit regularly. Where I currently live is very rural and so are the counties I visit. What I will do is send out mailers to these lists with a concentration on absentee owners as well. I have found a particular property that owes abou $6000 in taxes, has a 5 bedroom house, barn and other buildings with 60 mostly wooded acres. I have not seen the timber but am thinking that it has some decent timber on it that could sell for quite a bit. I had heard @sethwilliams say that he tries to offer a ridiculously low amount and see where they go. House is in good condition with little repairs needed. The property has comps that are on the market right now that are selling for around 200k with pasture land which this property I believe could be converted to. Anyone with any experience in these kind of deals I would love to hear from. Would love to hear some more questions I should be asking and input on offer strategies. And also perhaps if deal is frugal enough. Thanks in advance.

Hi all! I am somewhat new to real estate investing. I actually attempted a couple flips back before the real estate bubble crash and got out of the game for awhile. I have been recently digging back into it and starting to gather education as well as involve myself in a little marketing and such. I do own my own home but am looking to get into a little wholesaling as well as flipping and holding. This site has already brought so much to my attention that I cannot wait to see where it takes me!
