Which business structure to choose

Looking into starting a business for putting my rental properties under. I haven't talked to a CPA yet but my wife and I would be the owners, and we currently manage our own properties. Looking to maximize the tax benefits and protect our personal liabilities. We currently live in California. Any insight would be appreciated.

For rentals, the LLC is probably more advantageous on the legal front, not as much on the tax side. An attorney and CPA should be able to help advise on that.
