Hmm...in Oregon it's 60 days if the tenant lived in longer than a year. Check your state's landlord tenant laws.

I bought the silver package from preschools only because I can do it online at my own pace. I have a full time job, my wife is due next month and I'm in the process of renovating a duplex house hack and don't have the time, so I haven't got very far with it. I may have to buy it again in the future. I believe they give you access for a year if I remember correctly. Overall, I think it depends what kind of learner you are. If you need someone to stand in front of you and explain everything and also be available to readily answer any questions, you might be better off taking a class. If you're like me, and you can just read the material, study on your own, and take a test on it, then I think preschools is the way to go.

I agree with David Cline I purchased a duplex here in Portland that did not meet the 1% rule, but that's because the tenants were paying way below market rent. I'm living in one side now, but when I move out this summer, it will cash flow nicely. See if you can bump up the rent a little.

It looks like an ok first deal to me. 0 down and you'd be living for under $300/mo till you move out and then your left with $600 minus maintenance, vacancies and other expenses. Vacancy is your biggest concern though. Where in Oregon?

Nice to see there's other younger people from Oregon interested in rei. I recommend listening to all of the podcasts. There's a lot of them and it takes a lot of time. I work in a machine shop, so I found myself a pair of headphones that are also ear plugs. I listen all day while I work. The podcasts really help motivate and educate. Good luck out there man.

@JD Martin Well It's a duplex. I live in the other half and I'm in the process of renovating my half. My plan is to get both units renovated and ready to rent at market rates. I was hoping to renovate mine first and then move into the other unit when i'm done. She saw the laminate in my living room and tiles in the kitchen when she brought over payment last month...I think that's what sparked all of this as she has carpet and linoleum.

She is currently paying $995/mo for a 3/2.5. (about 10 days late every month) Today's rates in my location are $1400 minimum. The reason I haven't given her notice yet is because I'm still updating my unit and was hoping to get rent payments from her until i'm ready to move into her unit and renovate it.
