30 Days vs. 60 Days Vacate Notice from Landlord

I have a friend who has lived in her California apartment for 4 years and signed a renewal at the end of February of 2015. The landlord has decided to not renew her lease and gave her 30 days to vacate the apartment.

What I'm wondering is if the landlord legally has to give her 60 days as opposed to 30 days to vacate? I was under the impression that if a tenant lived in a unit for more than a year the landlord was legally required to give the tenant 60 days notice but the landlord is saying since the tenant signed a renewal, that rule goes out the window.

Any advice or information would be appreciated!
