@Michael Gessner 5% is a lot of earnest money! I recommend my clients put up 1%-2%. I usually have them turn in earnest money up to 2 days after the contract goes binding and the earnest money is always held in my office or with my closing attorney. Never work with an agent who is representing the other side. They do not have your best interest in mind.

Not sure what your question is here. Are you wanting to walk away from the deal? If you're still in your DD period, you can walk away anytime and get earnest money back.

@Robert O'Keefe I took my course online because I heard somewhere that people that took the course online were more likely to pass the first time. I do agree that it is more engaging in person and better networking, but some people learn differently. For example, I learn well through repetition. Others may learn better when it's more interactive.
