I'm a brand new agent with a lot of time on my hands, looking for my first client. I have some light investing experience. Let me know if there's anything I can do to help out. I don't mind viewing properties or being your boots on the ground. Yesterday I drove 3 1/2 hours there and back to view a property in Albany, GA for an out of state investor, so I'm willing to go the extra mile.

I just got my license on 1/2/18. Right now I'm just busy looking for my first transaction. My goal is to work with investors since I have some experience house hacking and love the numbers side. Do you know who you're going to hang your license with? Good luck with the studying and exams!

I'm a new agent, but I work out of the Keller Williams First Atlanta office. The 2nd largest KW office in the nation. I could post your request on our firm's private FB group and see if any experienced investor-agents need some extra work. Or you could just hire me with absolutely no experience, but I have access to some of the best training and coaching in real estate. I'm sure I have the grit and ambition to meet your demands. I just got home from a 3 1/2 hour drive to Albany Georgia and 3 1/2 hours back just to look at a property for someone that may not even buy it and if they do, they might not even list it with me when they sell. @Anna M.Anyone who connects their phone to the thermostat can see what the temperature is in the house and also control the temperature through the Nest app. Your tenants can connect to it with their phone and you can connect to it with your phone as well. You can also rename the thermostats so you know which thermostat is for which property. So to answer your question, yes, the tenants can change the temperature and you can as well.

Has anyone ever considered getting Nest thermostats for their rental properties? You can connect multiple devices to multiple thermostats. You can see and control the thermostat temperature from your phone from anywhere. It also has an eco setting that you can set it to when you leave home. I live in the south where the temperature usually stays above freezing, but for those that live up north, this might be a good solution. I have 2 of these thermostats in my house. One for upstairs and one for downstairs. Just an idea. Only problem is that they are a little spendy. $240 on Amazon, but you only have to buy it once.

Phil Hardway If you don’t see any appreciation, you might at least see decreased vacancy rates. I have relatives that work at an Amazon warehouse that recently moved (into a rental) to be closer to work. I’m sure there’s other people doing the same thing.

Hi @Jason Kim, I just completed my real estate course and will be taking my state exam within the next few weeks. I live in Gwinnett County and plan to specialize in Gwinnett and surrounding counties. I have some experience investing as well. I’ve done a house hack that I held for two years and flipped for a good profit. I understand deal analysis and market analysis.
