Newbie Real Estate investor in Northern California

Hi Everyone,

My wife and myself are looking to buy our first investment property anywhere in the Bay Area or Sacramento area. We are open to even investing out of state.

We are looking to buy a property that can at least yield us a 10% ROI or possibly a flip if the market opportunity is still there.

We would like to start with a $200-$300k range. We have about $50k we can put down.

Can anyone please point is in the right direction with any tips on which cities or areas are the best to invest in a single family home to either rent out and get a nice return on our investment and/or possibly flip in the near future.

Any advice would be greatly appreciated. Thank you so much everyone.
