Post: Anyone willing to walk me through my first assignment contract?

I am writing an offer and would like to wholesale the property once offer is accepted. Is anyone willing to help me? Do I submit an offer on the standard CAR form then attach an assignment addendum (found in BP forms) to the offer or is there somewhere on the purchase agreement where I should state the contract will be assigned?

This is my very first step into the investing/wholesaling world...PLEASE HELP! :)

@Michael Swan Very impressive and VERY encouraging!! "Where do I start?" is what I'm having a problem deciding. My sister just sold her RE in the Bay Area and we now have a little capital to get started with...we just don't want to make a bad decision. She seems to think we should invest closer to home. For a flip, that may be the thing to do so that we can be more hands on. As far as rental property goes for cash flow, Ohio is looking very attractive. I'm gonna go grab those two books you mentioned above and see what I can learn! Thanks Swanny!

Thanks @Michael Swan @Roey Marom @Lane Kawaoka @Fabio Salas for your advice. Cleveland seems to be an area where rental property would be ideal as opposed to a flip. I will continue my research. I spoke to a friend yesterday who has property there but lives in CA and his issue has been "finding a good maintenance guy." I think taking a trip there in the near future would be in order.

@Candice Rambo thanks for the advice! I'm definitely looking for deals at home as well as the Cleveland area. I have a friend who is from there and his father and uncle are contractors. I also just found out another friend of mine has been investing in Cleveland for the last 3 yrs...hoping to put all these pieces together and make something happen!

@Patrick Anderson Thanks for your input...I am not interested in moving out of CA...simply looking for somewhere to break into the market. I'd definitely travel there if I had investments in Cleveland but not move there.

Hello @Curtis K Thomas! My sisters and I are in the same position as you. We're ready to jump in but CA is very expensive...on the other hand, it's scary to invest in a place you don't know much about. This thread has very helpful advice that I'm going to look into.

A friend from Cleveland, OH says prices there are "affordable." After doing a little research, it seems like that area may be ok for rental property but not enough value for flips. Does anyone have any advice on the Cleveland area?

Hello! I am a newbie looking to break into the investing world somewhere! Been reading forum posts, researching, playing with the calculators, etc. Now trying to hone in on area...

As a new investor, should I try to buy and flip in CA close to home or explore the more "affordable" markets in other states?

Is anyone investing is Cleveland, OH area? Any stories to share about that area?
