@Alvin Moore...yeah, I thought this was a good place to learn and I still believe that to be true. I was able to get my question answered by another BP member who has experience with wholesaling. Making the post was part of my "search" and I indeed searched in other areas for answers. I ran across an opportunity to wholesale a property and felt it was a good time to jump in. There was a bunch of good that came out of hooking up with this FL investor who I was trying to wholesale to. I found two other deals for her in Oakland that she's VERY happy with! The best teacher is hands-on experience!
#LawOfAttraction and #PositiveEnergy is definitely real!
I just got a call for another house in Vallejo not yet on the market...another opportunity to learn!

@Paul Bowers yep...you're reading too much into it. I'm definitely not trying to do anything "under the table." I would never risk my license. I found a deal and simply wanted to get into contract and then assign it to another investor to flip...that's it, that's all! I have never done a wholesale deal so I was looking for some advice on how to write it up. My broker wasn't immediately available so I thought I'd pose the question here...and wasn't expecting insulting answers like "this is real estate one oh one." Like I said, I'm a new agent and new to wholesaling & flipping...just trying to learn!
What about wholesaling is not legit?

@Michael Lucero...Yeah...It is my understanding that real estate "investors" don't need a license therefore I don't need a broker per say...I do have a RE license but this is a personal investment...I've never wholesaled a property before and have never written up a contract to do so...I'm sure I'll figure it out...there's a deal on the line! lol...

I'm definitely not missing your point if your point is you're not my broker...I got that part! LOL...I thought I posted a simple question and from the podcasts and most stuff I've read here, the forums are a good place to learn and get advice so I thought I'd ask the question I needed answered. I believe there are very experienced investors on this site that are willing to help a "newbie" in the RE investing world.
Good luck in Richmond @Jay Hinrichs...I'm a native, have lived there since I was born and know Richmond up and down, in and out!! We own a duplex and 3 SFR's there. I am one of the reasons Richmond is a little safer now due to my alliance and partnerships with RPD and surrounding police agencies with my stance against senseless violence in the community. My 21-yr old daughter was murdered...an innocent victim of senseless violence by a member of a Richmond Street gang while on her way to work at Richmond Kaiser on August 3, 2015...the perpetrators are facing capital punishment!
My mouth drops wide open when looking at prices there in certain neighborhoods...Definitely a seller's market!!

And if you've helped your agents @Jay Hinrichs and can "bang this out in 5 minutes," why waste key strokes on advising me to ask my broker instead of offering to help me. I joined BP to learn and connect with people whose expertise and experience can help me get to the next level. It's apparent you're not willing to help "newbies." Everybody starts somewhere...I'm new to RE...ask me how to save your life medically, I can do it! RE contracts are new to me...therefore I ASKED for a little help!

@Brandon Battle this is a place to learn...I'm hoping to connect with local experts here...that's why I asked the question in this forum! I'm new...the only way to learn is to ASK questions, research, and simply DO the job...hands on! "Seeing" and analyzing properties is how you get the job done...CORRECT? :)
