@Trevor Riley using the funds on existing properties to fund future properties. We did a cash out refi on our primary and one on an investment back in 2020, but we're pretty much stuck for now due to rising rates 🤷‍♀️

@Art Webb we live 10 min south of Lake Conroe. The condo prices there are very reasonable and a nice new waterfront shopping was just built in the southern side. I see a lot of potential growth in this area. Airbnb's in the area for a 3-bd waterfront go for around $90-$130 a night.

@Scott Trench with a growing family and a looming recession, we're holding off and saving in case tenants start losing their jobs. Also with taxes and insurance increasing, we want to start paying it safe for now.

@Schneur Sanowicz make sure they're legit and not trying to take your personal information. There has been an increasing number of employment scams taking people's ssn, bank account info, etc.

@Saurabh Kukreja have you checked out the listing your PM posted? It should pop up on zillow. Look and see if the listing and pictures are good.

Did you have any walk throughs, any applications, or feedback from potential tenants?

These are new construction but hoa is around 200 each unit. They sell duplexes and fourplexes.

@Jason Bohling we have 6 properties and a 4plex. We put about 10% aside but only a portion of it is saved in cash. The rest is invested.

@Vijay G. It's good to use the money you have rather than letting it sit and do nothing but run the numbers and see if it makes sense and if you'll get cash flow. We did it early 2021 and got a 3.5% refi rate and used those funds to buy a 4-plex but i wouldn't do it now, the rates and prices are both pretty high. That's just me. Your situation and location may be different.
