Post: Co-wholesaler in WA

Hey guys, I have a fellow wholesaler who wants to co wholesale 2 properties with me here in Washington state. I have never done a co wholesale, so I have general questions. What contract do I get between us? Any laws or regulations here that would make it difficult (did a general search and could not find anything). Thanks for the help

Hey everyone! I have a question. I'm thinking about contacting as many well-known lawyers as I can and setting up a deal with them. Like I'll pay them 30% of the profit I make wholesaling a property if they refer clients to me (basically just hand my card to their clients). Hey everyone! I have a question. Just received my first call from a motivated seller in the pre-foreclosure process. He has 20 days from the 28th of June. I have talked to him, and need some advice. The home is worth $280k (according to zillow) and he has 2 mortgages on them. Each mortgage is about $150k and together $305k. Is there anyway I can get the lender to decrease the amount or is there no point to this deal?

I have received an absentee list and will start hanging door hangers. Just a question, would you recommend putting them on the home that they own (do not live) or to put it on the mailing address home (the home you live in). The most sensible one is the mailing address but just trying to make sure.

Hey guys, new to Bigger Pockets but glad to be here. A little bit about myself. My name is Kharhak Dhillon Singh and I am born and raised in Washington state. As a kid, I never had a regular way of seeing my future like other kids. I always wondered why they'd want a job where they don't own anything and make nothing. After that, for about 5 years, I wanted to open a trucking transportation company, but when i turned 17, i found out that I just wanted to do trucking because of money, and reading some forums on here (before being a member) stated that the odds of you being successful are very low if you dont enjoy what you do. So I started thinking, and after ALOT of thinking, I made up my mind that real estate was what I wanted to do. Even though for about 5 years I had the ambition in mind of opening a successful trucking company, I didn't stop researching as much as I could about several other businesses including REI, restaurants, and construction. So I've studied real estate quite a bit. Currently, I am 18 years old, motivated, technological (which I believe is the best way to reach customers), time-worthy and planning on going to college in January for entrepreneurship. I really want to avoid that so I don't have to rack on a bunch of debt. So I've tried getting convention loans with no luck (too young, no credit history) and I'm not finding any private lenders that will respond to my messages. So I'm at a road block ATM because I can't fund any properties that are really good deals.ANY help at all would be greatly appreciated.

Hey everyone!

My name is Kharhak Dhillon Singh, but you can call me Dhillon. I am a 18 year old that is born and raised in the general Seattle area for all my life. For the past 2 years (throughout high school), I have studied real estate and tried gathering as much info as I can. Going to college (WSU) in January for entrepreneurship is something I look forward to, but I'd rather get into real estate before than so I don't have to rack up a bunch of debt. I plan to flip homes but have so many questions. Being 18 places a lot of obstacles in my way, and I'm ready to overcome them, but I just need help. Someone to mentor, coach, and walk me through everything. I don't currently have money, but I do have dedication, time, and a little bit of real estate knowledge ;). And I can guarantee I will one day be a top real estate investor in Seattle (not trying to be cocky at all, just motivated and dedicated). So please, give me any help at all. Anyone in Seattle that could take me under their wing would be a god-send. Thanks for reading!
