Questions about pre-foreclosure

Hey everyone! I have a question. Just received my first call from a motivated seller in the pre-foreclosure process. He has 20 days from the 28th of June. I have talked to him, and need some advice. The home is worth $280k (according to zillow) and he has 2 mortgages on them. Each mortgage is about $150k and together $305k. Is there anyway I can get the lender to decrease the amount or is there no point to this deal?
