Colin, Philly investor here looking to buy MF in NYC area. I know the city has a pretty bad rap when it comes to living standards, neighborhoods, crime, etc.  however I think it has a college and a few big employers left who haven’t fled to Miami.  Love to hear your opinion!

Haha kidding man.  There are lots of opportunities here and it’s the last affordable city in the northeast.  City is definitely block by block in some neighborhoods so definitely connect with an agent in the city. Good luck

Hi Bobby,

I think it’s important to build a team while you are saving up for that purchase. Talk with lenders, agents and property managers. Philly is a block by block city that can change pretty dramatically. Leaning on experts will shorten the learning curve and help your first investment be a success.

@Ben M. We video the property right before a tenant moves in. Then do a walkthrough 90 days later. Next inspection is 90 days prior to lease expiring so we can see condition and if we want to renew them or not. That’s included in management fee. If owner wants more inspections on top of that then we would charge.

@Nicholas D'Andrea good luck on the negotiations. Have a few off market deals closing next month. All got pushed back 30 days. I have a property in Manayunk that is going vacant in June. Been doing virtual tours through Facebook and YouTube. Seems to be the best way to show properties under these conditions. Have you decided how much to charge per room? Did house hacking in Manayunk awhile ago. Think I got between $600 to $700 per bedroom.

@Kevin Moyer thanks for the feedback Kevin. Trying to figure out if this is worth it from a cost standpoint and what are the odds the city approves it before I go down this path. There are other triplexes and 4 units on the block.
