Anyone have any experience with zoning or getting a variance in Philly? Looking to turn duplex into a triplex or a triplex into a four plex. Any direction or someone to speak with would be appreciated.

An experienced zoning attorney will probably be able to give you a good idea of the odds- but he may not know the permitting cost & timeline. Everything takes longer than anticipated lately through L&I so budget this in your analysis.
