Will you please post any self directed IRA custodian recommendations?

How long does the process take to roll over funds into this account?

I know I can't live in or benefit directly from the fund or invest in family member's deals but can I invest in my friend's joint venture apartment deals? I think this is OK as long as funds go in and out of my custodian account. Any other pitfalls?

It seems like an expensive thing to do fully unless you are building ground up because to do it fully ADA compliant clearance at showers, bathtubs and toilets can require moving walls. Most new apartment buildings over a certain size need 5% of units to be accessible. In California large apartment buildings need all units to be adaptable. Backing in walls to easily add grab bars. Sink cabinet doors and toe kicks removable without special tools so someone can roll under. Check with your local laws on what would be required. Just because you add a ramp and widen doors you may not be able to advertise as ADA compliant. You could see if there is a local paratransit agency or someone who could give you feedback on demand or post a test Craigslist add but that is ethically shaky.

@Gianluca V. is your intention to market to landlords who have a vacant place and think it is too much work to furnish it so you rent it from them then furnish and manage it or are you providing a platform for people like @J. Martin   , @Al Williamson and myself to post our corporate rentals or both?

Complaints/pain points airbnb drives a ton of traffic and is most of my business but they charge about 15% total of a booking. They also penalize me with non-super host and low acceptance rate because I have to do 30 day minimums in San Francisco.

2nd Address. Charges about 13% and doesn't get me any bookings unless I lower my price below airbnb prices.

CBHO no personal experience but I've heard they charge a lot up front and don't deliver results.

Furnished Finder - good if you have affordable housing for traveling nurses. Very reasonable prices but doesn't work for more expensive properties so far.

@Nicholas F. not sure about LA but usually just one is allowed and some cities require that the owner live in either the main house or in-law unit.

If you want 2 ADUs, depending on what you plan to do with them, if airbnb short term rental, you may decide to permit one as a game room or bar with just a bathroom and wet bar (no oven or stove). Most short term guests don't need an oven and this in most areas won't be considered another dwelling unit. You can always buy an induction hot plate which work quite well
