Listing information and data services such as CoStar and Loopnet sometimes provide phone numbers for owners. Are you looking for off market deals only? Also, do you have an area you are looking to invest in? I currently live/work in the Inland Empire and the farther east you go from LA the better deal you might get.

Hello fellow BP members! 

My name is Sean Murray and I currently work in Ontario, CA as a commercial real estate agent. I currently specialize in office, industrial, and investment properties. I just recently graduated from the University of Redlands 4 months ago, and immediately dove into the real estate field upon graduation. Including several internships, I have been working in real estate for over a year now. I have been (and will continue to) listening to the podcasts for sometime now, and have found them very informative. I've been able to employ some of the multifamily and SFR strategies investors mentioned on the podcast into deals I work on as a commercial agent. I am excited to be apart of such a great community and hope to continually learn from all of the BP industry professionals.

As of now, I am in the learning/networking stage of all things real estate and hope to meet a few mentors who can guide me with real world experiences. My vision is to slowly build a large portfolio, mostly using a buy and hold strategy, to create passive income for myself and future family. 

If you find yourself having any questions about commercial real estate, please do not hesitate to reach out to me. I hope to be a great resource to anyone interested in learning more about this real estate discipline.

@Brant Jones A fellow Bulldog! Welcome. I have not had to opportunity yet to invest in the area, however, I almost pulled the trigger on one deal with my father as a partner. I agree with some of your concerns, but if you structure your lease term from August-June, you could mitigate the vacancy and still receive rent for 11/12 months, with one month to turnover the rental and complete any improvements that are needed.

The University of Redlands is a great student housing market to invest in. As a graduate of the university, I know first hand the rental rates students will pay as well as the more desirable neighborhoods students would like to live in.
