I have no idea why a person won't just go get his license if they have no intention of ever buying a piece of property??? You will probably make way more money, have access to the MLS. I thought about becoming a realtor just to get to the MLS.....but realized that I 'bend' way too many rules to get deals done to actually hold onto the license.

       If you are balking at spending $300 to get a license to sell real estate, then in my opinion, you have no reason to dive further into this business and almost certainly won't succeed. This business takes lots of money........just not necessarily your own. 

    The wholesalers that try to deal with me around here are so scared of putting some skin in the game that I just ignore them unless a real gem shows up, but since I do this full time, I usually find the deals first and have no need to have amateurs wasting my time.

     I'm not a big fan of a lot of useless rules.......that's why I buy the properties myself, then sell them.  That keeps me in the big bosses chair......I've grown quite fond of that chair..:)

You can always face the realtor with your questions and see what they say......If you still think that they are messing you around, you can go to the state bar. But it sounds to me like they are doing exactly what they are supposed to do and are expected to do. Be careful not to drag a good realtors name through the mud because you are hurt about getting outbid.....it happens all the time. I make lots of offers and not many get accepted........but I'm satisfied with my outcome, because when I do win one, its a great deal for me. 

     I am not a realtor, but I use that tactic every time I get less than full price offers.  I let it be known that I've had many very interested buyers and a full price  offer may be a good idea,( I price my homes below market to get em gone quick) to make sure that the deal gets locked up   It works well and gets to the real numbers quickly.  It works the greed glands on buyers.  

    Just the way I do it.

I like it here....I have numerous townhomes that are on it. Housing is easy to work with and if I don't like their rules I tell the prospective tenant to go find a house somewhere else. They usually go back to housing crying about their "injustice" or just fix it themselves to avoid hassle.  

      I had a tenant that wanted to move into a property that housing decided needed painting. I told her that I was not going to paint it...(because it did not need it, I don't care what some bureaucrat says), so I could not rent to her.   She herself hired a painting company to come paint it so she could rent it.  I suppose the extra money came from the fact that she was living in a $1100 a month rental and only had to pay $24.85 per month to live there.

      I find if I have a problem....I go to housing and start evictions and the threat of losing their free ride usually brings them right into line. 

     So far it's worked fine for me and I actually market to housing when it comes up because in most cases, they pay higher than actual market rents here.  I wouldn't dream of using housing if I had to take less rent.  NO WAY.....Around here if you can find them three comparables for renting at the same amount I'm asking they will accommodate me and that's the price that stays until I ask for another raise.  

    I like it up to this point.....been doing it for about 8 years now.

Hook everything up yourself that you can handle and pay a "guy" to come do the brazing and charging lines......or anything else you can't or don't want to do.......don't just assume because some guy is licensed that he know his butt from a hole in the ground.....go off of referrals.  There are a lot of incompetent contractors out there...

      The other day my guys and I watched an electrician fumble around trying to drill conduit through concrete for 4 hours using a normal wood bit instead of a concrete bit....I told the owner to not bill me for those wasted hours due to incompetence...and that I never wanted to see that guys face again on any of my jobs.....

    That's part of the reason i feel that these jobs get too expensive..... You need to know this stuff so you know when a contractor is incompetent or screwing you.  Most people would never questions a guy trying to drill through 8 inches of concrete with a normal drill and bit....and when it takes hours for someone to come along and correct him, guess who gets to pay $100 plus per hour for all that wasted time????  I assure you its not the electrician.......He will probably just tell you that there were some unforeseen problems that popped up and they need more money to finish.........ha ha..

    Uneducated homeowners get taken advantage off all the time and don't even have a clue........They just know its going to be very expensive but question very little. 

     I get  furnaces installed by a professional that took me years to find. A 90%  80k btu furnace I just had replaced because of a cracked heat exchanger cost me $1840 total and I know my guy is making good money......he's just not greedy.  

   I know this business from top to bottom and I still don't know why, (actually I do)...I HAVE to hire an overpriced "pro" just because an government inspector tells me too......If I pull the required permits myself AND my work passes all inspections......someone other than a lobbyist please explain to me why I'm required to hire someone to do something that I can do myself.....

Lots of really smart people on here that seemingly have made little or no mistakes in their lives to come down on you for paying 75k.   

     If you learned something, great...it doesn't take long to make 75 k off of one idea if your astute. If you didn't and it was a failure, that's good too because you have learned something..(albeit the hard way..).  I like to remind myself that if something doesn't kill me it will only make me stronger in the end. 

      Years from now when you are ready to retire on a huge pile of money, that 75k will be a distant memory:)   

    It seems to me if you work at this business hard and long enough, you're going to lose some money along the way....just don't make it a habit.:)  

      Keep doing what you're doing if its working....just make small corections as you go to fine tune your program for you. Get good at spotting time wasters in your life....and avoiding them....at least until beer thirty..:)

Hand the guy 500 bucks if you don't want hassles down the line. And don't argue about it....:)  That tenant may find a way to get their "$500" from you in other ways if you try to ignore this. 

   And it certainly wasn't their fault.....act of god or not.  If they are a good tenant and you want to keep them...its good PR to handle this in my opinion.  Tenants talk to each other and could turn the whole apartment against you. Not worth it. 

      Just do what you feel is the right thing to do.

Never beg anyone to work with you...especially a snowflake that needs their hand held. You are bringing the goods to the table, therefor YOU dictate the terms.....If they don't like it tell them you have no time for time wasters and put them in your rear view mirror. 

     Plus I'm sure you'll have the unmotivated people that only want to get rich quickly.....and when they don't they will blame your faulty teaching and sue you to get all their money back without returning any knowledge. 

   I would personally only help people that were 110% committed to the business and wouldn't take any money so I was not married to this person and could duck out if things changed.  

      Some people think the world owes them everything.......stay as far away from these folks as you can get.  If your not providing a fair service...people won't look to you for help.....certainly not twice.   

     Working with the public is not what it used to be.....

Unbelievable....................how anyone can do business out there is beyond me.  Surely having 10 people in a 1 bedroom should have some claws shouldn't it. It would around here.

I'll tell you what will probably happen.........next week your going to get a letter from each of your tenants in that apartment telling you to please stop over and meet their new 'service' animal.  I'm hoping trump handles this little snowflake issue asap.
