I never attended college because I never saw myself as a smart person, and didnt think I'd fit in, plus I was raised a farmer and only wanted to graduate high school so I could get working for a living. I was raised in a low middle class household and while it seemed like we were always broke, i did have all that i needed and then some. Living that way through my teens did teach me the value of money that most of my other friends that had money and went to college didnt get. At age 18 and tired of being broke, i figured i had nothing to lose and plenty of time to fix it if i did screw up.

25 years of basically working as a real estate investor everyday, (investors know this program,) I'm a self made double digit millionare. I have only a small handful of friends that i can call on a wednesday afternoon to go golfing with me, the rest of my friends that went to college have to wait till the weekend when they can get off of their jobs ( that they mostly all hate with a passion,) and golf with the rest of the 9 to 5 ers. But in their defense, I do feel that i missed out on some sex, drugs, and rock n roll good times. But if i had to go back, I would'nt change a thing. Some of my most costly, and important lessons that i was forced to learn the hard way, college would not have helped me avoid anyway. That being said, I want my kids to go to school, (if they take something that will help them in the world.) I'm by no means knocking college. My Best friend ,( who is really smart, went to college and is doing really well,) says my lack of booksmart education probably is the reason for my success, because no one ever told me that the way i did things was all wrong as far as college professors were concerned. School of hard knocks for me.......

I never get a permit unless I get caught, which is rare. My standard line is "It was like that when I got here." I learned that from Homer Simpson.

The problem with building inspectors is that 100% of them are hacks that can't make it in the private sector so they get a cushy government job and then hassle you.

Rich.....

I'm not familiar yet with south Texas. Could you give your reasons for Texas over Florida, I don't have the experience you do with out of state properties.

If you get ahold of a property in the fort Meyers beach area, and are willing to give up a little profit for a no bs, no contingencies all cash buyer, get ahold of me.....I'm only looking for one....not looking to rain on your parade down there....your the guy I need to know in that area... 3/2 would be great

Rich.......I fell in love with the Fort Meyers beach area.....i was born and raised in Nebraska, and have no intentions of leaving.........except for January through march..... I'm only in Florida looking for a home for myself to use while I'm there.... One of the first things I noticed was the lack of young attractive females around the area.....unless your 80 lol. Anyway I have spent the last 25 years only looking at properties that are below wholesale prices, and I have no intentions of changing my ways now.....there is more opportunity here now than I can fully capitalize on. But I look forward to the day that I can hang out in the warm weather and play around with real estate while I'm there.....I'd rather be screwing around with a piece of property than hanging out on the beach anyway....now my wife on the other hand has different plans...... I have yet to explore south Texas though.....padre island maybe????? I'm open for ideas and comments.....

Just got back from investigating the Tampa area, mainly Clearwater beach area, and the fort Meyers beach area.....I fell in love with the fort meyers beach area and am looking to maybe buy in that area. But won't rule out the Clearwater area....any advice, suggestions, pitfalls, etc. From anyone that knows what to look for or watch out for? By the way.....WHAT A BEAUTIFULL AREA.....

Matt......with the exception of looking for a place to go when it gets cold...I try to never buy anything that is more than 20 min. From me...I get sick of driving all the time....I am very fortunate that at this time in my life, getting money is not a problem....small banks are the only way to go for me.

What's the hot setup working for you around the Omaha area? Are you having any luck getting the banks to finance potential buyers ?... That's my problem right now, adapting to the changing bank rules. Im just buying and holding right now.

Hey C.B. Iowa.. Not many people like me around my area......good to hear from you. Brian, there is very little that I haven't dabled in concerning real estate...I try to keep an open mind and look for a way to profit on everything that interests me. That ranges from mobile home courts, raw land, new home speculation,apartments, sf homes....heck, I'll buy anything if my gut tells me I can resell for a profit....I'm heading to Florida next week to see what all the hubbub is down there....I'd hate to miss out on the opportunities that I've heard about down there without at least checking it out for myself....plus I'd like to become a snow bird some day soon...... I look forward to discussing this great business that we call real estate investing with everyone.....

I,ve been hanging around here for a while now and decided that it was time to participate.....been in this business for 20 plus years and have been full time for 17 or so. It's good to be around like ,minded people. Nebraska isn't exactly the real estate mecca as some places , but it has treated me very well up to this point. Hello to all and good luck in business.
