I hate the paint that HD sells - Behr and Glidden. I would use Glidden before Behr if I had to. I've never bought paint at Lowes. My wife calls that store "Blowes" and I agree.
I've been buying paint at Sherwin Williams. I used to get the 400 but moved up to the 200. I like it, but it's expensive. About $22 per gallon. The guy that paints for me still needs two coats unless it's going over a similar color, then he can get away with one.
Just curious if the Menards paint is cheaper and how it compares. Any feedback would be appreciated.

I use menards interior paint, stay away from the conco as the quality control is not the best, some pails are good, others are crap. I use the Dutch Boy interior white and antique white for everything except accent colors and am happy with the price, (70 bucks for 5 gallons), the five gallon pails with the sky blue label. This is not premium paint, but I find even the expensive paint still usually needs 2 or three coats. The dutch boy covers okay and i don't need to custom tint. I've been happiest with this.

It seems that years ago I bought any course available... I buy everything off of e bay. I can tell you this for certain....Carlton Sheets started me off with motivation, and I'll swear that Ron Legrand courses...(and I've bought them all, even though I have never attended a Meeting of any kind.) have saved me thousands in time savers and little tricks that i picked up listening to his stuff in my truck over and over until I could darn near recite it from heart. As long as you stay grounded and don't in any way fall for the Kool-aid, these courses have been more than a good investment for me, and like houses, i wait to get them for pennies on the dollar. There is no less information available after one or two people have already gone through them before me, in fact if you luck out, the previous owner may have highlighted the "important" stuff.

Even to this day I still get worked up during negotiations, It totally consumes my life until I either get it bought or don't. The funny thing is that when I'm in the middle of trying to get a deal done...it becomes the most important thing in my life and I never stop thinking about how I can come out ahead..when I lose out on deals that i really wanted to make work,I go into basically a full depression mode for a few days. The funny thing is that once I go through all my emotional stages of missing out on a deal i wanted to make happen, i never think about it again and move on. Even though I keep my feelings close to my vest I do take every loss very personally and vow to myself to never let it happen again, but naturally it does. Win some lose some...but you always learn something in the process.

Until our fine government shows me that they can responsibly manage money, I would do every legal thing in my power to make sure they see very little of mine......1031 all the way.

I get phone calls from people wanting to birddog deals for me, learn the ropes etc. 99% are time wasters that think because i make it look easy from the outside, that i have many invaluable secrets. My number one secret for success, get out of bed early one morning, hit the ground running, and don't let up even a little until you have achieved all that you wanted from life....so far this has taken me 25 years to do and i feel that i may be halfway there....lol. Also remember that the world will probably never GIVE you everything that you want, you've got to TAKE CHARGE to get the things you want. A wise man once told me ..."no one will ever give you real power, you must TAKE it....."

Don't want to Hijack this thread. Your in a great position to find a deal. You already have all your needs met and have the time to look for a killer deal, so go for it. Life is too short, get out there and buy an investment property. After the butterflies are gone of your first one you'll get better and it will be more fun. After a while real estate will consume your life in a good way and wherever you go you'll be looking for opportunities to add to your retirement portfolio. Ask almost any successful investor and you'll hear basically the same story. You sound just like me, sitting behind a desk would kill me, i'd rather be outside working with my hands in a pair of shorts and t shirt.
good luck to you....START NOW and don't stop until you've found a nice little money maker for yourself. Heck you live in a great market....get out there and be your own boss....
