How long has she been in the property? Did she give you a deposit in excess of the monthly rental amount?

@Anthony Chara's tip was to ask the hotel where you are staying to circle the good neighborhoods in green and then the bad ones in red.  What you want is the inbetween

Welcome to Columbus!   I travel fly into a ton of cities every other week and picked up a tip from an Anthony Chara workshop awhile back.  Now, noted I havent bought in any of those markets, but it seems sound.

About CMH, well, are you going to live in a unit and rent the other side (or sides) out?  That might make a difference where you buy.  The West side makes alot of money for alot of people I know, but makes me sad each time I look at it.  I have friends that live there with their families but cant pull the trigger on buying a rental there.  North Linden can be ok depending on where you buy.  Solid rentals if you can or have people to fix up the units.

if you're looking to live in while renting then stick to other areas.  It's tough to differentiate between B and A areas in CMH though.  They all seem over priced still (in my opinion)

We like Columbus better for us.  If someone is a cash buyer, then maybe Cleveland.

We don't refund them if run either.  We also don't use bigger pockets forms though.  We have in the past refunded them if we rent to them, but have since stopped doing that as well.

I would use the fact that they did not fill out the section completely as a reason to reject the application.  Again if any money was spent in running the app, then no refund given for us.

@Isaac Lipscomb I have lived in Columbus all my life. My husband I live in Columbus and have several multi family and duplex properties. Most are managed by a PM, a few we still manage. We currently have an 8 unit in Cleveland (where my husband is from, and is currently on the market). We have a 12 unit right off I-71 as well! We love it and it’s a solid performer. Happy to help with any areas or questions you have. Sarah

@Joel Fine, sorry didn't complete the first part.  it's avg. $96 per month water, and $183 per month sewer.  So if you wanted to break it down per unit it's $35 per unit total per month
