For those looking for clear and to the point facts and knowledge about "Wholesaling". I found a great post about the topic from a search I did on Google trying to get some info. They give lots of examples and great info to answer a lot of questions you may have. There's even illustrations and videos for free. I found this to be very helpful. Here it is..

Post: Pre-foreclosure

Ok these might be stupid questions but I'm going to ask anyway. Say I see a pre-foreclosure on Zillow listed for, say 145k. It says foreclosure estimate is 145k but it last sold in 2007 for 170k. How would you go about making an offer on that property? Would you just get an agent and have them submit one or is there someone I could contact directly? Should I do this before an auction is even scheduled? And would it even be worth my time to offer as low as 60k on this property. Some say banks don't like holding properties so they'll take really low offers. Others say banks will always try and get as much out of the property as possible. Thank you for any input!

What has been your experience with Hard Money lenders? Especially those that have gone this route on your first deal. Did you have to put money down? Did they run your credit? I've contacted two different lenders but both wanted 20% down and a cosigner. Not exactly what they advertise. Any suggestions on which lenders are easy to work with?

Everything I've read says the inspection is one of the most important parts of the deal. There's things you'd never think to look for that a pro will find with ease. Especially for us new guys. We can't really afford any set backs starting out with limited resources. I'd say get that inspection to protect yourself and your reputation for future deals. Good luck buddy! I have a foundation guy that lives in blue springs, does great work, if there's any issues there!

 I've read the Ultimate Beginner's Guide twice now and a couple well known and talked about real estate books from Barnes n Noble. I feel like I've learned a lot in a short amount of time. I have all the confidence in myself that I can make this a great career. I'm loving all the positive support here on BP. People here seem to offer plenty of advice and tips.

Starting out in Real Estate seems to be the biggest speed bump. Funding that first deal has been impossible so far for me. I've researched lots of properties and found some good deals if only I could jump in and get going. I started out being interested in wholesaling but the more I read I'd rather be doing fix and flips. Or both if possible. Many articles and books keep talking about getting started in my position but its not as promising as they make it seem. Any advice on getting that first deal funded with no hands on experience and no start money of my own would be great. Thanks in advance for any input!

@Sheldon Alex I'm in the same boat. I'm also sort of new to the business and the main thing holding me back is finding funding for my first deal. All the confidence in the world that I can make things happen if I could get that first funded deal. I attended the "Success Path" seminar two nights ago in Kansas City and they were offering to pay for all funding on your deals if you paid $1,997 up front to join their team. It all sounded great but I've heard so many times not to pay anyone offering such deals on suspicion of it being a scam or that its just simply a catch to get your money. So now I'm wondering if I should've just taken the risk. You're not alone! I'd be interested in hearing when you get your first funded deal going and how you pulled through. Best of luck buddy!

Thank you all for the quick support. Everyone seems so friendly on here. I'm loving the positivity! Real estate seems a little intimidating right now but I'm not going to run. I know everyone has to start somewhere. So far in my opinion, I think the hardest part is going to be finding funding for my first flip. Although I've heard wholesaling is a better way to start. There seems like so many different opportunities. I'm just excited to take the first step! Thanks again!

My name is Sean Casey and I'm from Kansas City. I discovered this website while researching everything I could think of in real estate and the getting started process. I'm currently an employee at a company called Sysco. We provide restaurants, retirement homes, businesses, etc, with food and linen products. I'm actually in the worst position of the company(my opinion), being the one that works 10-12 hour shifts out on a truck delivering the goods. Very tiring and hard on the body style of work. This is a huge reason for my interest in real estate. I want to be able to eventually work my own hours, make umpteen times more than my current paycheck and provide my family with financial stress freedom. I hope the BiggerPockets community can assist!
