Hard Money Lending
What has been your experience with Hard Money lenders? Especially those that have gone this route on your first deal. Did you have to put money down? Did they run your credit? I've contacted two different lenders but both wanted 20% down and a cosigner. Not exactly what they advertise. Any suggestions on which lenders are easy to work with?

I've never heard of a hard money lender asking for a cosigner. 20% is pretty common though and you're starting to see 10% more and more.
