Inspection Advice
So I am buying my first 'distressed' property and I am buying it 'as is'. I looked the house over and gave it my own personal inspection. Im just having trouble deciding on whether or not I should get an inspection before the closing. I told the seller i was buying 'as is', but have a clause in my contract. The house looks dirty but I feel about 90% sure there are no major big ticket items that will cost. Thoughts/advice?

There is absolutely no reason not to get an inspection. You are looking at around $400 to get someone to come and see if there are any issues that you don't see. If you can't afford it then you can't afford this property.
90% sure... it only takes one issue to make this a horrible deal!! Get the inspection!
